Whether we are buying home with an asphalt driveway or own a business with a asphalt parking lot, we are faced with a decision, when do should I seal the driveway or parking lot? This is a question we get asked often, and the answers are not always the same. Today, we do want to share three signs of worn asphalt so you can be prepared to protect your investment.
Color. This seems a bit obvious, but it is a universal truth in asphalt. The sun, weather conditions, UV rays, and many other factors outside of our control our impacting asphalt daily. Your asphalt should be black in color. If it begins to turn grey or is completely grey, its time to get a protective cover over it.
Cracks. These seem to always come up, even when every precaution is made. One of the most common ways cracks occur is water penetrates the asphalt. It has the ability to freeze and expand or just naturally carve its way into the asphalt. Before the damage gets to sever, you should consider filling those cracks with tar and sealing the asphalt. This will help prevent further damage. Water will always find the easiest flow point.
Grass. This often associated with the cracks comment above. This one is much easier to see. We can often miss overtime that crack happening in our driveway, but it very easy to spot the green grass coming through. Simply put, if you see grass you have crack. The sooner you address this, the better.
